Preventive Maintenance Tips For Buildings

Buildings can last a surprisingly long time – but only if they are well-maintained. This is why the work of a building maintenance professional is so important. Considering the cost of a new building, it only makes sense to keep current buildings in good working order for as long as possible. Doing so requires a great deal of knowledge, however, and is not something that just anybody can handle.

Tips for Preventative Maintenance on Buildings

Three of the most common problem areas for buildings are:

  • Roof – Roof issues can quickly get out of hand if they are not caught early. The damage caused by moisture penetration to a building can be severe, so it is a necessity to check the roof at least twice a year. Some things to look for include – shingles missing substantial amounts of granules, granules accumulating in the gutters, warped roofs, nails popping up, clogged gutters and roof-to-wall connections.

 

  • HVAC System – Modern buildings are constructed around the idea of a functioning heating and air-conditioning system. If this system goes out it can spell real trouble for those trying to work or live inside the building. Inspect the system at least twice a year and look for things like – bearing lubrication for pumps, leaks at couplings, strange noises, clean or replace air filters at least every three months, fan performance and bearing noise, motor starter contacts. For systems that include boilers it is advisable to bring in a qualified contractor for maintenance.

 

  • Plumbing – Functional plumbing is important for obvious reasons. The plumbing system should be checked at least once a year, or anytime a leak is detected or strange noises are present. Some things to check include – bearing lubrication, coupling inspection, fire testing of domestic water heaters, flue-gas analysis to optimize efficiency, condenser fan motor bearing lubrication for remote drinking water chillers, sump and sewage ejection pump inspection, and lubrication of pumps that are accessible.
